As the founder of AFS Properties, my team and I remain active in Dubai. Why use AFS instead of searching on my own?
Finding listings is only the beginning. Understanding the location, comparing costs and deciding what suits your circumstances takes time—especially from abroad.
We bring that work together around your priorities. Whether you’re investing, moving alone or preparing a home for your family, we help you compare the choices and understand the trade-offs. Our search follows your requirements, rather than a fixed property inventory.
Can you help prepare things before I arrive?
Yes. We agree on what you need, what we can arrange and where local specialists are required. We then coordinate the agreed preparation and keep you informed as it progresses.
You’ll have one point of contact and a clear view of what’s ready, what’s pending and what requires your involvement. Some steps depend on availability, third-party approval or your presence in Germany.
I’m still exploring. Is it too early to contact you?
No. You can start with a goal, a question or an idea. We’ll discuss what matters to you and whether research, housing orientation or relocation planning would help. You don’t need a property shortlist or a complete plan before starting the conversation.
Can you help if I haven’t chosen a German city?
Yes. We can start by understanding your priorities and researching suitable locations. Our company is based in Berlin. If you have another city in mind, we’ll assess the support and professional coordination your project needs before agreeing the scope.
What does your housing support cover?
We help with neighbourhood comparisons, accommodation research and local introductions, based on your budget, commute and household needs. Property providers and licensed professionals handle listings, tenancy agreements and regulated brokerage. Availability and rental acceptance remain with the provider.
Can students use your accommodation support?
Yes. Students can use our housing and relocation orientation to research areas near their institution, explore accommodation options and prepare for arrival. The service focuses on a place to live and settling in Germany.
What will I actually receive from an engagement?
The deliverables depend on your needs: for example, a market research brief, neighbourhood comparison, relocation roadmap or professional coordination plan. The written scope sets out the deliverables, timing and responsibilities before work begins.
How are fees and third-party costs agreed?
After the initial discussion, we propose the relevant support and its fee. You review the scope and costs before committing. Fees for brokers, lawyers, notaries, tax advisors or other providers are separate and identified as part of the planning.
What should I prepare for the first conversation?
Share your goal, preferred city, approximate budget and timing. For a move, it also helps to know who is relocating and any housing or family priorities. If some of these are still open, tell us what you know—we can start there.
